If you are selling your home, the Energy Performance Certificate (EPC) is a mandatory part of the Home Information Pack (HIP). This is an EU directive in compliance with the Housing Act 2004 and the HIP Regulations 2007. An EPC will tell you how energy efficient your property is and the assessment can only be carried out by an accredited Domestic Energy Assessor (DEA)

The inspection/ assessment process is not invasive; for example, there is no drilling of walls or moving around of furniture. Much of the inspection is visual with some few measurements. During the inspection, the assessor will need to take some photos; these may include the exterior of the house, internal walls, space and water heaters, loft, electricity and gas meters, and other relevant features. The assessment of a 3 bed property takes approximately one to one hour fifteen mintutes, larger more complex properties may take a little longer.
